what we are looking for
We are seeking a full-time Accounts Payable Clerk with a passion for making a difference in the affordable housing industry. This is a 6-month temporary position with the potential to transition into a permanent role based on performance and organizational needs. Reporting to the Accounting Manager, the A/P Clerk will be the point of contact for all A/P queries and questions, and will be posting all A/P related to operations. You will also prepare payment journals, as well as liaise with third parties on outstanding A/P and reconciliation of vendor statements. The A/P Clerk’s responsibilities will include, but are not limited to:
Process vendor invoices accurately and in a timely manner. This involves verifying the accuracy of invoices, matching them with purchase orders and receipts, and ensuring proper coding and approval.
Maintain relationships with vendors, address inquiries, resolve discrepancies, and negotiate payment terms when necessary.
Prepare and process payments to vendors, which may include cheque, electronic payments, and ACH transfers. Ensure payments are made on time and take advantage of any early payment discounts.
Reconcile vendor statements to ensure that all invoices have been received and processed correctly.
Reconcile corporate credit card statements to ensure that all expenses are booked properly.
Accurately enter financial data into the Yardi Voyager system, including invoices, payments, and expense reports.
Generate reports and analyze accounts payable data to provide insights into cash flow, outstanding liabilities, and vendor performance.
Ensure compliance with company policies, industry regulations, and tax requirements when processing payments and maintaining financial records.
Maintain organized records of all accounts payable transactions, including invoices, receipts, and payment confirmations
Assist with bank reconciliations
Assist property accountants and project accounts with the preparation of financial reports
Assist with month-end and year-end working files
Perform other related duties, as assigned by the finance department
requirements
Relevant post-secondary education in accounting or bookkeeping
Minimum of 2-3 years of financial administration, bookkeeping and/or data entry experience, including but not limited to accounts receivable, accounts payable and general journal entries
Experience working within the non-profit or housing co-operative sector is an asset
Strong preference for candidates who have previous exposure to the real estate industry either professionally or academically
Hands-on experience with data entry/accounting software, preferably Yardi Voyager.

COMPENSATION
$51,000- $60,000 annually. Salary commensurate with experience. In addition, we offer a comprehensive benefits package, including retirement, and education allowances.

purpose of the position
You will be joining a dedicated team of motivated professionals as we steward existing projects, develop new properties, and work with partners to affect change in the affordable housing sector.
Reporting to the Controller or Senior Property Accountant, the Property Accountant will be responsible for a portfolio of income-producing properties (IPP) and cooperative housing entities (Co-ops). The Property Accountant will work closely with our property management team and will be the main point of contact with respect to financial matters with various stakeholders. Responsibilities will include, but are not limited to:
Preparing monthly financial statements for assigned IPP and Co-ops
Reconciling inter-company transactions, bank accounts, A/R, A/P and general accounting transactions
Preparing journal entries, month-end adjustments, and account reconciliations
Preparing monthly budget variance analysis
Preparing month-end and year-end working files
Responding to information requests, reviewing financial statements, and assisting with audits.
Communicating with vendors and internal teams to investigate, analyze, and collect missing financial information
Documenting and maintaining complete and accurate supporting information for all financial transactions
Assisting, preparing and presenting operating budgets
Performing other related duties, as assigned by the finance department
requirements
Relevant post-secondary education in accounting and/or commerce
Minimum of 2 years of full-cycle accounting and bookkeeping in the real estate industry
Experience in property management focusing on residential income producing properties
Experience working within the non-profit or housing co-operative sector
Strong preference for candidates who have previous exposure to the real estate industry and non-market housing sectors in particular with a focus on the co-operative housing sector either professionally or academically
Attend Board meetings and general membership meetings as required
Hands-on experience with data entry/accounting software, preferably Sage 300 Construction and Real Estate (formerly Sage Timberline) or Yardi Voyager

overview of responsibilties
The Maintenance Manager is responsible for the efficient and cost-effective operation of maintenance and repair services across the full portfolio of CLT buildings. This position is for an on-the-ground, hands-on, collaborative, and accountable working manager who can lead a small team of maintenance technicians and custodial staff.
Reporting to the Director of Housing Operations, the Maintenance Manager works closely with the Property Managers and Building Managers to ensure the smooth and optimal operation of building systems and components while maintaining ongoing compliance with applicable codes and life safety standards. The Maintenance Manager will also ensure that the preventative, corrective and breakdown maintenance, custodial care, and renovations are handled efficiently and in a professional manner.
The major responsibilities of this position include, but are not limited to:
Manage and delegate routine maintenance work orders and urgent building issues; Identify building maintenance needs, plan and oversee building maintenance activities and schedules for daily, preventative and annual maintenance, and ensure that building work is completed on time and on budget
Recognize and appropriately respond to emergency situations, including but not limited to providing input and assisting with developing after-hours response and participating in on-call after-hours emergency rotations
Provide leadership, direction, mentoring, and recognition for direct reports; Lead weekly team meetings and monitor tasks to ensure work is on track
Oversee security and entry systems to ensure that they are updated on a timely basis
Ensure routines and logbooks are accurate and up to date by overseeing maintenance records and providing reports on work orders status
Contracting and supervising temporary or third-party personnel to ensure duties are effectively performed
Provide input and assist in creating, maintaining and updating building policies, procedures, and budgets
Provide operational support for new buildings added to the portfolio, ensuring seamless integration and ongoing maintenance to uphold performance standards.
Recommend and assist with capital upgrades and projects
Ensure that buildings meet applicable codes and life safety standards, have necessary permits and pass inspections
Conducting regular health and safety risk assessments to identify building/equipment hazards
Communicate with contractors and other parties involved with repair and maintenance activities
Work closely with the Property Managers and Building Managers on conducting in-unit pre-move out inspections, and coordinating work relating to member move ins/move outs
Bring forward issues and risk management concerns for review to the Director of Housing Operations and Building Managers
Actively participate in the positive development of other facilities and maintenance team members and the development of technical knowledge within the team
Other related responsibilities as required
Qualifications
Post-secondary education in building maintenance, construction trades, or a related technical field (or equivalent combination of education and experience).
Minimum 5 years of progressive experience in maintenance of residential or multi-unit properties.
Demonstrated knowledge of property and asset management best practices.
Experience supervising maintenance teams and coordinating third-party contractors.
Familiarity with building codes, life safety standards, and health & safety regulations.
Experience with or knowledge of housing co-ops is considered an asset
OTHER SKILLS & ABILITIES
Strong leadership and team management skills, including mentoring and performance oversight.
Advanced proficiency in Microsoft Office Suite, Outlook, and property management software, preferably Yardi Voyager.
Ability to read and interpret maintenance contracts, technical manuals, and compliance documents.
Excellent problem-solving and decision-making skills, especially in emergency situations.
Strong organizational skills with the ability to prioritize tasks and manage multiple projects under pressure.
Effective communication skills for interacting with staff, contractors, and residents.
Adaptability and resilience in a fast-paced, growing organization.
Hands-on technical aptitude for troubleshooting building systems and components.
Working CONDITIONS & Requirements
Primarily onsite role across CLT’s building portfolio across the Lower Mainland.
Flexibility to work evenings, weekends, and holidays as required; participation in on-call emergency rotations.
Ability to travel within the Lower Mainland; valid BC driver’s license and access to a reliable vehicle.
Successful completion of a Criminal Record Check.
Physical capability to perform maintenance tasks, including climbing ladders, kneeling, lifting up to 50 lbs, and prolonged standing/walking.

overview of responsibilties
The Custodian is responsible for keeping buildings within the CLT portfolio clean, orderly, and in good condition.
Reporting to the Custodian Team Lead, the Custodian works as a team with Maintenance Technicians to ensure sound facility management services across CLT buildings.
The major responsibilities of this position include, but are not limited to:
Performing day-to-day janitorial duties for the building including dusting, mopping, vacuuming and sweeping
Cleaning walls, carpets, accessible windows, furniture, baseboards and other items to maintain a clean and safe environment for members and staff
Maintaining cleanliness of all indoor common areas such as lobby and elevators, laundry rooms, hallways, stairs, office and amenity and common rooms
Cleaning all outdoor areas including picking up litter
Keeping garbage collection areas clean and helping the facilitation of an effective recycling program
Completing cleaning checklists while keeping them up-to-date
Keeping emergency exits and building walkways clear of hazards
Performing thorough cleaning of residential units between move outs and move ins
Reporting to the Custodian Team Lead any situation that is considered dangerous for evaluation and making suggestions to ensure a safe working environment
Assisting with security and safety measures by performing tasks such as locking doors after operating hours and checking electrical appliances use to ensure that hazards are not created
Performing other related duties as required
Qualifications
High school diploma or equivalent; additional training in janitorial or building maintenance is an asset.
Previous experience in custodial or janitorial work, preferably in residential or multi-unit buildings.
Familiarity with cleaning techniques, equipment, and safe handling of cleaning chemicals.
Knowledge of basic health and safety standards related to building cleanliness and hazard prevention.
Experience with or knowledge of housing co-ops is considered an asset.
